The Schedule 1 Cartel update has left the Steam beta branch and your business is facing its biggest threat yet. As you progress, you will be ambushed by the Benzies family Cartel, and you must drive them out to establish yourself as the one and only drug lord in Hyland Point. By doing so, you can move into Hyland Manor, the most prestigious property in Schedule 1.
Purchasing properties is essential to the growth of your business in Schedule 1. The more space you have, the more product you can produce, allowing you to get as much of your narcotics out on the streets of Hyland Point as possible. Despite Hyland Manor being the most costly property to purchase, it’s worth the investment.

How to own Hyland Manor in Schedule 1
Hyland Manor is the large mansion, situated on the highest hill in Hyland Point in the Suburbia region. At the start of the game, it is owned by the Benzies family, also known as the Cartel. If you go to war with the Cartel and finish the questline, the property can be purchased further down the line from Ray’s Realty for $250,000.
At the end of your war against the Cartel, Hyland Manor experiences some damage that needs to be repaired before the building can welcome new inhabitants (no spoilers here!) After five to seven in-game days, Hyland Manor will be restored and you will receive a text message from Ray Hoffman, the owner of Ray’s Realty. The text message will inform you of an “exciting opportunity” to buy Hyland Manor. Ray will ask you to come down to the office if you’d like to discuss it further.
As you’d expect, Hyland Manor is by far the biggest property in Schedule 1. On the bottom floor, there are two main rooms and plenty of hallway space between them. Walking up the stairs to access the second floor, you will be greeted with four color-coded rooms which are red, green, blue, and gray. Moreover, there’s a balcony on the second floor that gives you an impressive view over Hyland Point.
